235 W 3rd St Salida, CO 81201

Listing details for 235 W 3rd St, Salida, CO 81201 : Own a piece of downtown Salida, and rent it short-term as a non-resident! This is a rare, turnkey development opportunity in the heart of one of Colorado's most sought-after mountain towns. The land development rights for the back half of the condo plat at 235 W 3rd Street give you the ability to build a triplex or even quadraplex on a prime C2-zoned parcel, accessed via alley off the back, right in the walkable core of downtown Salida. Here's what makes this different from every other land listing in the county: Salida's Mixed Use Downtown zoning now allows non-residents to hold a Short-Term Rental (STR) license. There is a limit though of 99 of these, so be first to get one. That means you don't have to live here to run a legal, income-producing STR operation. Build three units, rent them on Airbnb or VRBO, and cash flow a property in a town that draws visitors year-round for whitewater kayaking, mountain biking, skiing, hiking, arts festivals, and one of the best downtowns in the Rockies. Walk out your front door to groceries, restaurants, the library, coffee shops, art galleries, and the Arkansas River trail system. Mountain views. Utilities available. This zoning opens the door to residential, commercial, or mixed-use development. Whether you're a seasoned developer looking to maximize a downtown infill site, or an investor looking to plant a flag in Salida before prices climb further, this is the lot. Buyer to verify unit count, setbacks, and STR license availability with the City of Salida.
