Listing details for 10795 County Road 197a #86, Nathrop, CO 81236 : This is your chance to enjoy a turnkey park model on a deeded corner lot, so you own the ground beneath you in one of the most beautiful stretches of central Colorado. Tucked into the quiet Chateau Chaparral community where Chalk Creek meets the Gold Medal waters of the Arkansas River, the setting does most of the talking. Big mountain views, private river frontage, and a footbridge that carries you straight into the protected canyons and backcountry of Browns Canyon National Monument. Wildlife at the doorstep, clean air, and the kind of stillness people drive hours to find. The location is hard to beat, sitting right between Buena Vista and Salida with easy reach of Monarch Ski Resort, Mt. Princeton Hot Springs, the Collegiate Peaks fourteeners, alpine lakes, and the St. Elmo ghost town. Chaffee County is 85% public land, so the recreation never runs out, summer or winter. The home itself was built to handle real Colorado weather. At 15 feet wide it lives larger than most park models, with a metal roof, Smart Siding, tighter trusses rated for snow load, and full insulation through floor, walls, and ceiling. Inside you'll find an elegant kitchen with wood shaker cabinets, EnergyStar appliances, Low-E windows, recessed LED lighting, a 40,000 BTU furnace, and a 150 sf loft. Outdoor living space, covered front porch, pergola, and a storage shed round it out. The community adds a lodge, gym, pool table, ping pong, common kitchen, firepit and BBQ areas, bathhouses, laundry, and recreation areas. Water, sewer, trash, park upkeep, RV dump, and on-site management are all covered by the HOA. A hospital and airport are nearby, along with the shops and restaurants of two great mountain towns. Whether you're after a seasonal getaway, a year-round home, or a solid investment, this is mountain living without compromise. Come see it.
